Off-Market Ghent-Area Deal Closes on Complex Value-Add Execution | Marcus & Millichap

Not every deal makes it to the open market — and the Uzun Group's latest closing is proof that some of the best transactions happen off-market. In December 2025, the team closed the sale of a 22-unit multifamily property at 750 W Princess Anne Road for $2,850,000, located in Norfolk's core Ghent submarket, one of the city's most established and in-demand residential corridors.

The transaction was facilitated entirely off-market between a repeat buyer and seller, a testament to the long-term, relationship-driven approach the Uzun Group brings to Norfolk's multifamily investment market. Rather than running a traditional marketing process, the team leaned on existing trust with both parties to structure a deal that worked for everyone involved.

The execution itself was far from simple. This was a complex, heavy value-add transaction, requiring careful underwriting and coordination to get both sides comfortable with the path forward. Deals of this nature take more than access to a listing — they require deep local market knowledge and the credibility to guide both a buyer and seller through a nuanced, execution-heavy process.

This closing reflects the kind of trusted, relationship-driven work the Uzun Group is known for in Norfolk's Ghent submarket and across Hampton Roads.

The deal was led by Justin Ferguson, with support from Altay Uzun and Jack Carroll, who worked together to bring the transaction to a successful close.
