Transaction velocity is increasing, buyer conviction is returning, and pricing alignment between buyers and sellers is beginning to re-form.

Pricing & Cap Rate Trends
Cap rates have stabilized following prior expansion. Price per unit has rebounded approximately 6% from 2024 trough levels, with continued upward pressure expected from rent growth, limited supply, and improving insurance conditions. Deals are trading where financing allows execution, with debt markets anchoring pricing. The bid-ask spread is narrowing—signaling a functioning transaction market.

Outlook for 2026
We expect continued growth in transaction volume, slight cap rate compression and more competitive bidding for quality assets. Stabilizing or declining interest rates would accelerate these trends but we are not advising anyone to hold their breath for better rates.
